			<content:encoded><![CDATA[<p>A lot has been written about how to select the right real estate company once you&#8217;ve received your real estate  license.  Of course you want great training, great reputation, the right tools, and a profitable compensation schedule. </p>
<p>Don&#8217;t stop there!  There are many other factors you should consider.</p>
<p>Culture.  Is the environment fun?  Does everyone share ideas?  Is the culture competitive or cooperative?   Is there concern for the success of each individual agent or is the focus on a select few &#8220;top producing&#8221; agents?  How does the management promote cooperation, masterminding and fun?  Is there a common goal or is everyone out for themselves?  How do you know?  Don&#8217;t hesitate to interview several agents and ask tough questions.</p>
<p>Take the &#8220;long view&#8221;.  What are the LONG TERM  prospects for your business with each office you are considering?   A career in real estate sales is, all too often, treated as job as opposed to being treated as a business. </p>
<p>What&#8217;s the difference? </p>
<p>A job requires you to be present and to be paid based on your efforts.  When you reduce your efforts or stop selling&#8230;the income STOPS!  A business is built such that, eventually,  the business structure will support you at a higher level than the efforts you put forth.  In other words you begin to replace your efforts with the efforts of others. Employees at a &#8220;job&#8221; are looking for what the company can do FOR them instead of being in a &#8220;business&#8221; environment where you would learn to build a &#8220;business&#8221;.   You learn to generate a flow of income that is in your control&#8230;not the control of the company or anyone else.</p>

<p>All too often real estate agents look at what leads the company will &#8220;give&#8221; them.   Be careful.  Many companies who &#8220;give&#8221; leads also maintain the rights to the leads when you leave the company.  Imagine how many clients you will have over the course of your career.  Then imagine you are ready to retire and want to sell your business only to find you have nothing to sell!    Be sure to ask how the company will help you transition your business when it&#8217;s time to relax on the golf course.  </p>
<p>Take the long view early&#8230;when you&#8217;re successful it may be too late and very expensive!  A real estate career is very lucrative and satisfying when you build it with a plan and purpose. </p>
<p>Nothing is more frustrating than attempting to build a real estate career only to find that you are in the wrong environment or that you&#8217;re efforts are not being leveraged toward building a future cash flow that is no longer dependent on your efforts.</p>
<p>Too many new real estate licensees just pick the first office they interview with or feel they owe it to the company owner because they helped them get licensed.  Bad idea.</p>

<p>NOW may be the best time EVER to &#8220;get into real estate&#8221;.   Why?</p>
<p>I can&#8217;t tell you how many veteran agents and owners of brokerage firms are waiting for the market to improve!   While they are waiting you can be making inroads into their MARKET SHARE.</p>
<p>There is plenty of money being made right now in any real estate market area.   If you don&#8217;t believe me simply go on to the MLS database and do a search of sold real estate during the past month.   If you don&#8217;t have access to the MLS call an agent you know and have them do this for you.</p>
<p>Determine the number of closed transactions.  Next, multiply that times the average sale price.    Next, take that number times a reasonable commission and I guarantee you will surely find there were THOUSANDS of dollars in commissions earned by SOMEBODY.</p>
<p>So the only question to be answered is&#8230;Why not you?     What would prevent you from taking a share or the existing market.  Can you see with the right tools, training and support you can be earning a very good income even in this economy?</p>
<p>Many veteran agents and company owners are licking their wounds from the market drop and &#8220;can&#8217;t wait for the market to recover&#8221;.</p>
<p>While they are waiting you can steal their market share.</p>
<p>How do I know?</p>
<p>That&#8217;s what the last brokerage company I built did in the early &#8217;90s.  When other more established companies waited for the market to turn&#8230;we went to work&#8230;we moved up the market share ladder.   When the market did turn can you guess where we were?   That&#8217;s right.  We were number one in a market of long established highly successful companies.</p>
<p>Don&#8217;t wait for the market to turn.   Get your license now.  Find the right office with the right tools, technology, training and support so you can build the income you deserve!   &#8220;Make hay BEFORE the sun shines&#8221;</p>

<p>I can not tell you how often I have seen newly licensed real estate agents develop business quickly based on tried and true methods only to lose their way after talking with more experienced agents who have lost their passion and allowed their expectations to drop.  </p>

<p>The Power of Belief and Expectation<br />

<p>RISMEDIA, April 8, 2011—While you may not always get what you want, you will always get what you expect! Surprisingly, the power of belief and expectation work just as effectively on your feelings of self-doubt and limitation as they do on your thoughts of success and achievement.</p>
<p>Think thoughts of defeat or failure and you are bound to be discouraged. Belief is an incredibly powerful state of mind. Your belief system not only defines and shapes who you are, but it also determines your potential. Henry Ford was correct when he said, “Whether you think you can or think you can’t – you are right.” Your belief system, like your computer, doesn’t judge what you input; it simply accepts it as the truth.</p>
<p>Earl Nightingale, cofounder of the Nightingale-Conant Corporation, concluded that life’s strangest secret is that you become what you think about all day long. If you want to know where your predominant thoughts lie and what you believe, look at what you are experiencing in your life. Your thoughts are creative by nature and express themselves through your emotions, which in turn, drive your actions.</p>
<p>Everything you say, both positive and negative, is literally an affirmation. Consider this well-known quotation:</p>
<p>“Watch your thoughts, for they become words. Choose your words, for they become actions. Understand your actions, for they become habits. Study your habits, for they will become your character. Develop your character, for it becomes your destiny.”<br />

<p>Many years ago, I heard about an eager, new insurance agent who had just received his license and was looking for prospects. He met with a successful businessman who had agreed to provide him with referrals. As the businessman handed the insurance agent 10 referrals, he asked him to contact the prospects immediately and get back to him with the results.</p>
<p>Two weeks later, the enthusiastic salesman dropped by the businessman’s office to give him feedback and ask for more referrals. The insurance agent was pleased to announce that he had been very successful! He proudly stated that he had already contacted and sold insurance policies to seven of the referrals and was still attempting to contact the other three. After thanking the businessman for giving him the 10 prospects, he asked him if he had thought of any other referrals.</p>
<p>The businessman smiled and said that he was very busy at the moment and surprised the insurance agent by handing him a phonebook. The businessman informed him that the previous 10 prospects were not his personal contacts, but rather names that he had selected at random out of the phonebook. He suggested that the salesman go ahead and get the next 10 prospects out of the phonebook himself!</p>
<p>The astute businessman taught the new salesman an extremely valuable lesson in the power of belief and expectation. The salesman had made those sales on the belief that he had been given 10 preferred prospects. Therefore, he was confident and eager to contact those leads and expected to make the sales with little or no difficulty. <p>Even more important than knowing where to connect with referral sources is the need to provide superior service.   Your reputation for providing superior service and a high level of expertise is essential to building a solid referral based real estate business.  Once you provide  superior experiences to your real estate clients the table has been set for you to confidently seek and be deserving of referrals from your past real estate clients.</p>
<p>Finally, referrals do not just &#8220;happen&#8221;.  You must develop a systematic way of asking for referral business on a consistent basis.   It&#8217;s important to be &#8220;THERE&#8221; when your referral partners have someone in mind.  Most people know several real estate professionals so it&#8217;s extremely important to be there when the opportunities arise.   You can not sit back and wait for referrals.  Keep in touch with your referral sources consistently.</p>

			<content:encoded><![CDATA[<p>The Massachusetts Board of Registration of Real Estate Brokers and Salespersons has increased the hours of education required to obtain a real estate salespersons license.  I&#8217;ve included an excerpt from the letter below.</p>
<p><strong>RE: Change to Initial Licensure Requirements for Real Estate Brokers and Salespersons</strong></p>
<p>This  letter from the Massachusetts Board of Registration of Real  Estate  Brokers and Salespersons (Board) serves to notify you that the   Commonwealth of Massachusetts enacted a statutory amendment to the   initial licensure requirements to obtain a Real Estate Broker and Real   Estate Salesperson License. The statutory amendment, <strong>effective date of June 1, 2011</strong>,   increases the number of real estate pre-licensure education hours and   increases the length of affiliation required to obtain a broker  license.</p>
<p>On  or about August 11, 2010, Governor Deval Patrick approved a  statutory  amendment to Massachusetts General Law (MGL) Chapter 112,  Section 87SS.  As of June 1, 2011, the Board shall require the  following:</p>
<blockquote dir="ltr"><p>1.  Prior to the salesperson examination, a  candidate for a salesperson  license shall complete forty (40) hours of  pre-licensure salesperson  education.</p>
<p>2. Prior to the broker examination, a  salesperson shall complete  forty (40) hours of pre-licensure broker  education AND must affiliate  with a broker for three (3) years for a  broker license.</p></blockquote>
<p>The statutory amendment serves to  address the concerns of Real  Estate Schools with respect to providing  real estate students with  sufficient instruction time for the licensure  examination, and more  importantly, entry into the real estate  profession.</p>

			<content:encoded><![CDATA[<p>At EXIT New Options Real Estate we&#8217;ve been holding a weekly mastermind group.  The intent of the group has been to focus our efforts on our IDEAL clients.  Who are they?  Where are they?  What do they want to know?  Where are they looking?  How can we best reach them?</p>
<p>My observation is most real estate agents are LOST as to where to invest their marketing efforts and dollars.  The field of media has expanded and continues to expand at a dizzying rate.  Technology, social media, the expanse of the internet  and conflicting advice regarding ALL of it has many of us baffled.</p>
<p>We, in the mastermind group, are moving forward more confidently&#8230;but I, as the broker of EXIT New Options Real Estate,  felt the need for some outside support of my observations.</p>
<p>Lo and behold two excellent articles popped up today to help cement my theory of exactly what steps we must take to prosper in this environment.  I invite you to read them.</p>
